Eligibility

Luther Seminary students with families (spouse
and/or children) are eligible to live in the apartments. Students
not carrying a full course of study may continue to live in these
apartments with the approval of the Housing Director. Interns are
not eligible to remain in seminary housing unless arrangements are
made with the Housing Office. A student may apply for housing up to
24 months prior to the expected date of entrance for seminary
studies.
A student who withdraws from school loses his or her
eligibility to reside in housing and will be expected to vacate no
later than thirty (30) days after withdrawal or dismissal.
Seniors graduating in May who are waiting for calls
and Middlers going on internship may remain in the apartments until
July 31. Seniors who graduate during the school year will be
expected to vacate no later than thirty (30) days after completion
of the graduation requirements.
Families with Children

Students with one child may stay in the one-bedroom
apartments in Burntvedt Court and Sandgren, and may move to a
two-bedroom apartment if a vacancy occurs. Students with children
may not live in Fulham.
The windowless study rooms are not to be used as
bedrooms by order of state fire safety regulations.
A security deposit of $150 is to be
sent to the Housing Office with the signed lease. The amount of the
security deposit is subject to review and change. If you are
bringing a pet, you must notify the housing office. For pet
apartments, the security deposit will equal one month’s rent. (See
pets paragraph.)
This deposit covers damage to the apartment (above
normal wear), keys not returned, and failure to leave the apartment,
including appliances, in a clean and orderly manner. The deposit
will also be non-refundable if the tenant does not go through the
check out procedure with the Sandgren office.
This deposit will be refunded when the apartment is
vacated and if the apartment has been left clean and undamaged and
keys have been returned. If the student has an outstanding account
at the seminary, the refund will be applied to that account.
Payment of Rent

Apartment rent payments are to be paid in the
Business Office on the first of each month. Failure to do so will
put a resident in a delinquent status. Residents who fail to bring
their accounts current during the second month will be required to
vacate within the next 30 days. Rent is charged beginning on the
date indicated on your housing contract.
Pets

During the 2004-2005 academic year the seminary will
allow animals such as cats, dogs, rabbits, gerbils, hamsters, birds,
snakes, and ferrets to be kept in designated pet buildings in
Burntvedt Apartments only. Residents must pay the
required pet deposit. The only exception is fish (limit: one
aquarium no larger than 55 gallons).
Pet owners must register their pet
with the housing office. Dogs and cats need to be licensed with the
city of Lauderdale and a copy of the license on file with the
Housing Office. Pets cannot be housed for commercial purposes.

Forms for Checking into Apartments

Forms for checking into apartments are furnished by
the resident managers and must be used when a tenant occupies an
apartment. These forms are to be returned within seven days of the
move-in date.
Utilities

Burntvedt Court residents pay
heat, electricity, and phone. Water and sewer services are provided.
Sandgren residents pay for
electricity and telephone; heat, water, and sewer services are
provided.
Fulham residents pay for
electricity, cooking gas, and telephone; heat, water and sewer
services are provided.
LDR residents pay for
electricity and telephone; heat, water and sewer services are
provided.
Before occupying your apartment,
please contact Xcel Energy to arrange to have gas and electricity
placed in your name. This may be done by
calling 1-800-895-4999.
Telephone Service

Telephone service, if desired, must be arranged by
you by contacting Qwest at 1-800-244-1111 or at www.quest.com. You
may wish to investigate the "45 Measured Unit" service which is less
expensive than regular service. Give the telephone company the
proper street address (Example: 1588-A Eustis, Apt 101).
When vacating, call Xcel Energy two weeks in advance
of your move, and ask for a read-out of your
meter. The read-out is to be conducted on the last day of
your lease or the day you move out whichever is
later. Do not request that Xcel Energy disconnect the electric or
gas service. This is costly and unnecessary.
Vacating Apartments

You must give at least thirty (30) days official
notice to vacate your residence for either the last day or the
fifteenth (15th) day of the month. The official "Notice of Vacate"
forms are available in the Housing Office.
If you move out without filing a full 30-day notice,
you must continue to pay for the next 30-day rental period. If
another student occupies your vacated apartment before that
thirty-day period has expired, an adjustment will be made for the
period in which another tenant has assumed the rent.
An appointment with the resident manager must be
made for checking out of your apartment. This appointment
must be pre-arranged with the resident manager at least two business
days before the date you plan to check out. Please
avoid evenings, weekends and holidays whenever possible. You must
move out and be checked out before noon on the last day of your
lease.
Each tenant who is vacating is expected to leave the
apartment clean. The checkout form lists what needs to be cleaned.
Charges will be made against the security deposit for any damages,
repairs, or lost keys. Expenses will be charged to the vacating
tenant for any extra cleaning done by the staff to prepare the
apartment for the next resident. A check for the security deposit,
and any rental refunds, less charges, will be sent out within four
(4) weeks of vacating.
The seminary reserves the right to apply this
security deposit and/or refunds to any debts owed to the seminary.
Forwarding Address

Your forwarding address must
be on file in the Housing Office. This is for the purpose of
forwarding mail and refunding your security deposit.
Tenancy and Subletting

Only you, the student, and your immediate
family (spouse and/or children) are to occupy these
units. No units shall be used for commercial purposes.
Subletting for the period of September through May
will not be permitted. Subletting will be allowed for the period of
June through August upon approval of the Housing Office. Priority is
given to students of Luther Seminary.
The tenant who sublets an apartment to another party
is responsible to the seminary for the apartment, the rent, the
utility bills, and any damage. Information regarding any sub-leasing
arrangements must be on file in the Housing Office, including names
of the temporary tenants, references, and all pertinent dates
including renter’s departure and return as well as temporary
resident’s arrival and departure.
There is a $75 administrative fee for changing
apartments.
Last Reminders

You must move out and be checked out by noon of the
last day of your lease. You must make an appointment with your
resident manager at least two business days prior to checking out of
your apartment.
You, as well as the resident manager, must sign the
checkout form. This will indicate to the Housing Director that the
checkout has been made and that you are aware if charges will be
assessed against your account (or you) for damages, breakage, or
cleaning. Your security deposit, less charges, will be mailed to the
forwarding address you have given on the checkout form.
Remember that you must give a
written notice to vacate, using the form available in the Housing
office. This is to be done at least thirty (30) days prior to your
vacating, either on the 15th or the last day of the month.
Again, remember that your utility bills run through
to the last day of your lease (or the date on
your "Notice of Vacate"). When you notify Xcel Energy that you will
be leaving, give them the last date of your contract as the
date on which they should read the meter.
